How to Become a Real Estate Agent: Licence, Courses and Pay

To become a real estate agent in the US, you complete your state's prelicensing courses, pass the state licensing exam, and then work under a licensed broker. Every state requires agents to be licensed, and the typical minimums are being at least 18, having a high school diploma or equivalent, finishing the courses and passing the exam.

That's the short version. The longer one is that the licence is the easy part. The US Bureau of Labor Statistics (BLS) says most agents earn most of their income from commission, so the first year is really about building a client list.

Here's the route, the pay data from the BLS Occupational Outlook Handbook, and one state's actual course rules, all read in October 2026.

Real estate agents in numbers

MeasureBLS figure
Median pay, brokers and sales agents (May 2025)$57,400 a year, $27.59 an hour
Median pay, real estate sales agents$52,830 a year
Median pay, real estate brokers$73,220 a year
Jobs in 2025530,600
Projected growth 2025 to 20352%, slower than average
Openings each yearAbout 40,400 on average
Self-employed sales agents54%

Those figures are as of October 2026. The gap between agents and brokers is worth noticing: getting your broker's licence later is the main way to move up.

How to become a real estate agent, step by step

  1. Check your state's rules. BLS says every state requires a licence and the requirements vary, so start with your state's real estate commission.
  2. Take the prelicensing courses. Most states require state-accredited courses, though BLS says some waive this if you've taken college courses in real estate.
  3. Pass the licensing exam. Some states add a background check.
  4. Find a broker to work under. BLS notes that in some states agents must have a broker backing them while they're working to get their licence, and agents work under a broker afterwards too.
  5. Start working and keep learning. Licences usually need renewing every 2 to 4 years, and most states ask for continuing education to renew.
  6. Consider a broker's licence later. Most states want at least 2 years of experience as a licensed agent first.

What the courses look like: California as an example

California's Department of Real Estate (DRE) shows how specific the rules get. To sit the salesperson exam, you must complete three college-level courses, and each one must be three semester-units or four quarter-units. You also have to be at least 18 to be issued a licence.

Since 1 January 2024, California's real estate practice course must include implicit bias and fair housing, with an interactive role-play where you act as both the consumer and the real estate professional. Continuing education courses don't count towards the exam requirement, and members of the California State Bar are exempt from the college-level courses.

Other states set their own hours and topics, which is why a course that works in one state won't automatically qualify you in the next.

The catch: your licence doesn't travel

This is the insight most people miss until they move. BLS says licences typically aren't transferable between states. Some states have reciprocity agreements that make it easier, but you can't assume it. If there's any chance you'll relocate, check reciprocity before you pick the state you train in.

What the job is really like

Most real estate brokers and sales agents work full time, and BLS says some work more than 40 hours a week. Evenings and weekends are normal because that's when clients can view homes. Many agents spend a lot of time networking and at community events to meet new clients.

Income depends on commissions, which BLS says are often divided among the buying agent, selling agent, brokers and firms. Your pay also moves with economic conditions and the types of property available. New agents often shadow senior agents, and larger companies may offer formal classroom training.

Because most agents are effectively running their own business, the admin matters. It helps to understand the difference between being on 1099 vs W-2 terms, and to set up the basics early: a decent website for your listings and a few AI tools for real estate agents to handle follow-ups.

How long it really takes

The licence itself is quick compared with most professions. Your timeline is the course hours your state sets, plus waiting for an exam slot, plus the application review. In California that means three full college-level courses first, which takes far longer than a short online prelicensing package in a state that sets fewer hours. The slower part comes after: BLS says the length of on-the-job training depends on how many transactions you take part in, so agents handling lots of sales learn faster.

It also helps to know what renewal looks like before you start. Most states ask for continuing education every renewal cycle of 2 to 4 years, so budget time for it each year rather than cramming it at the end.

Qualities that help

  • Business skills: most agents are self-employed, so you're managing your own pipeline.
  • People skills: BLS lists being pleasant with clients as part of the job.
  • Persistence: commission-based pay means the early months can be slow.
  • Local knowledge: buyers want an agent who knows the area.

My verdict

If you're good with people and comfortable with uneven income, becoming a real estate agent is one of the fastest professional licences to get: a set of courses, an exam and a broker to work under. Choose your state carefully because the licence doesn't move with you, and pick a broker who trains new agents. Then treat the first year as a business launch, not a salary, and aim for your broker's licence once you've got the experience.

Frequently asked questions

How long does it take to become a real estate agent?

It depends on your state's course hours and exam schedule. You complete the prelicensing courses, pass the exam and join a broker, which for most people takes months rather than years.

No. BLS says agents typically need a high school diploma or equivalent, plus the state's prelicensing courses and exam.

How much do real estate agents make?

BLS reports median pay of $52,830 a year for real estate sales agents in May 2025, as of October 2026. Most income comes from commissions.

Can I use my real estate licence in another state?

Usually not directly. BLS says licences typically aren't transferable between states, though some states have reciprocity agreements.

What courses do you need in California?

California requires three college-level courses before the salesperson exam, each three semester-units or four quarter-units, according to the Department of Real Estate.
