How To Keep Your Rental Property Safe And Secure

Having a rental property can be a fruitful financial endeavor, though it takes some smart investing before you can enjoy the benefits. Security and safety are highly crucial elements of the setup of your rental property to not only protect the property itself, but to ensure your tenants feel secure. 

There are simple but effective measures you can take to keep your rental property secure using technology and other protocols, whether you use the property as an Airbnb or rent it out to more permanent tenants. 

Utilize Door Access Control Systems 

The use of door access control systems can be a much more effective method than the traditional lock and key when managing your rental property from afar. These systems can’t be duplicated and they are also very difficult to break into. Codes can be changed with each tenant so that no one can abuse the privilege of knowing the code. 

You can also install deadlocks that can be locked from the inside to help those staying in your rental property feel safe inside. Furthermore, you can connect your phone to this system so you can see when the property is entered. 

Don’t Skip The Alarm

An alarm system is an important step in security that shouldn’t be overlooked, though there are much more technologically advanced and capable alarms that are more sleek and easy to hide. They can also be connected to your smartphone as well as your door access control system to help you keep tabs on anyone entering and exiting the home. 

Keep The Outside Well Groomed 

Even if you have to hire landscapers occasionally, making sure that plants are watered, grass is cut, and the exterior of your home is kept clean will help give the impression that people are living in the home. People with bad intentions are less likely to target a home that is being lived in. This can be especially helpful if you don’t have a current tenant or guest. 

Have Motion Sensor Lights

Motion sensor lights are an underrated deterrent, because it literally and figuratively shines a spotlight on a potential intruder. It can also alert people to anyone or anything lurking around the outside of the home, be it an animal or a person. 

Hopefully you won’t face this issue, but should someone be outside of the rental property up to no good, your guest or tenant will be alerted much sooner so they can alert the authorities. 

Don’t Have Mail Come To The Property 

None of your mail should go to your rental property. If you have a tenant then this likely won’t be a problem. If you aren’t there to pick up your own mail, there’s a potential that someone will pick it up before you do. Your mail could have sensitive and personal information that, if in the wrong hands, could do some damage. 

Watch How You Advertise 

Online advertising is an important way to drum up business. The way that you advertise needs to be done very carefully so that you don’t give away too much information. You need to be able to completely vet the people who you will be allowing to access your property, and know who they are before they are aware of its location. 

Be sure not to post photos of the outside of the house in such a manner that it’s identifiable. Don’t post an exact address either; give a generic description of the neighborhood. It may seem like you’re being too cautious, but know that people are likely going to look into you as a landlord or Airbnb host too. 

Final Thoughts

Safety is one of those priorities that should always be high on your list. A home is a place that is meant to be safe, even if it’s not one that you’re living in all the time. A safe rental property is one that will continue to bring in profit for you; an unsafe property is one that won’t get any tenants or business. 

You don’t have to spend thousands and thousands of dollars to set up elaborate security systems. A few simple tricks and a little bit of technology will go a long way to setting you up for success when it comes to safety.
