Conveyancing quote sites let you compare fees from regulated solicitors and licensed conveyancers before you instruct one. Compare each service on how its quotes are itemised and which firms it works with. The deciding factor is a fixed, itemised quote from a regulated firm that's on your lender's panel. Nine options follow in no particular order.
Conveyancing is the legal work that moves a property from one owner to another. It's also one of the least compared parts of a move, because buyers often take whichever firm the estate agent suggests. Comparing quotes takes minutes, and it shows you what's included before you're committed.
The nine services below include quote comparison sites and conveyancing firms you can instruct directly, all covering England and Wales. They're listed alphabetically and in no particular order, and every description comes from the company's own website, read this week. If you're still deciding whether to buy at all, my guide on building or buying a house covers the bigger choice.

The last column shows whether the page I read on each service's own website names instant quotes, as of Oct 2026. Not stated doesn't mean they can't offer it. It means that page didn't say so, so ask before you sign anything.

Your quote should cover the 14-day SDLT return
GOV.UK says you must send a Stamp Duty Land Tax return to HMRC and pay the tax within 14 days of completion, and that a solicitor, agent or conveyancer will usually file the return and pay the tax on your behalf on the day of completion.
Want AI doing the heavy lifting in your marketing?
I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.
That's why the lowest-looking quote isn't always the one to pick. A good quote lists the legal fee, the searches and other third-party charges separately, and says whether filing the SDLT return is included. If it's missing, ask. Penalties and interest can apply if the return and the tax aren't in on time, and you want that job owned by your conveyancer from day one. If you're self-employed, my guide to getting a mortgage when you're self-employed covers the lending side.
Comparison site or direct conveyancer?
A comparison site asks a few questions and sends you quotes from several firms, often within minutes. It's the quickest way to see a spread of fees and firms.
A direct conveyancer quotes for itself. Some are online firms with case tracking portals, and some are traditional solicitors. Going direct suits you if you already know who you want.
Either way, check the firm is regulated by the Solicitors Regulation Authority or the Council for Licensed Conveyancers, and that it's on your mortgage lender's panel.
Seven questions before you instruct a conveyancer
- Is the legal fee fixed, and what would change it?
- Which searches and third-party charges are listed separately?
- Is filing the SDLT return included?
- Are you on my mortgage lender's panel?
- Is there a no completion, no legal fee promise?
- Who will be my named case handler?
- Can I track progress online?
Signs a conveyancing quote needs a second look
- One total, no breakdown. You can't see what's included.
- No mention of searches. They'll be added later.
- Leasehold work isn't listed. Leasehold deals need extra checks.
- Nobody names your case handler. Updates will be hard to get.
Do you offer conveyancing or a conveyancing quote service? Providers can ask to be considered for a featured place on this list.
My plain advice on choosing a conveyancer
Compare at least three itemised quotes before you accept an offer or put one in. Ask each firm the same questions, and judge them on how clearly they answer as much as on the total. The firm that explains its quote plainly on day one is usually the one that keeps you updated when the chain gets stuck.
Frequently asked questions
What is conveyancing?
It's the legal work of transferring ownership of a property, including searches, contracts, the mortgage paperwork and registering the new owner.
Should I compare conveyancing quotes?
Yes. Comparing takes minutes and shows what each firm includes, so you aren't surprised by extra charges later.
Who files the Stamp Duty Land Tax return?
GOV.UK says your solicitor or conveyancer will usually file it and pay the tax on the day of completion.
Do I need a solicitor or a licensed conveyancer?
Either can do the work. Check they're regulated and on your lender's panel.
What does no completion, no legal fee mean?
Some firms won't charge their legal fee if the sale or purchase falls through. Third-party charges may still apply, so read the terms.
Do these services cover Scotland?
The services on this list cover England and Wales. Scotland has a different system, so look for a Scottish solicitor.
