The best hotel channel managers keep your rooms, rates and availability in sync across Booking.com, Airbnb, Expedia and your own website, so you don't sell the same room twice. Some are all-in-one systems for small properties, while others are distribution specialists or APIs for software companies. Eleven options follow in no particular order.
If you list rooms on more than one booking site, you'll know the panic of a double booking. A guest books on one site, another books the same room on a different one, and someone ends up being moved or refunded. Updating every extranet by hand is slow, and it only takes one missed update.
The eleven channel managers below are listed alphabetically and in no particular order, and every description comes from the vendor's own website, read this week. If you're also thinking about how AI could help at the front desk, my guide to AI for hotels and B&Bs is worth a look.
Hotel channel managers at a glance
I checked the free plan column on each tool's own website, as of Oct 2026. Yes means the site names a free plan, a free version, a free allowance or an open source version. Trial only means a time-limited trial. Not stated means the pages I read named neither, even where there's a button inviting you to start for free, so check the vendor's page before you sign up.

Why it pays to keep more than one channel live
The European Commission designated Booking as a gatekeeper for Booking.com under the Digital Markets Act in 2024. That puts Booking.com under the same EU rulebook as the largest tech platforms.
Whatever that means for the rules over time, it's a reminder of how much depends on one site. A channel manager makes it practical to spread your rooms across several channels and your own website, so a change at one platform doesn't empty your calendar.
Want AI doing the heavy lifting in your marketing?
I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.
Standalone channel managers versus all-in-one systems
A standalone channel manager connects to the property management system you already use. It suits hotels that are happy with their PMS and only need distribution sorted.
An all-in-one system bundles the channel manager with a PMS, booking engine and guest messaging. It's simpler for small properties that are starting from scratch, because everything shares one guest record and one calendar.

Questions to ask a channel manager supplier
- Does it connect to the booking sites my guests use?
- Does it work with my property management system?
- How quickly are availability changes pushed out?
- Can I manage different rate plans per channel?
- Is a booking engine for my own website included?
- Who helps me map rooms during setup?
Channel management is one piece of a property system, covered in our hotel management software roundup.
Signs you've outgrown updating extranets by hand
- You've had a double booking. Sync every channel automatically.
- Updates take an hour a day. Change rates once.
- You avoid new channels. Add them without extra admin.
- Your own website lags behind. Connect a booking engine.
Do you make a channel manager or hotel distribution tool? Tool makers can ask to be considered for a featured place on this list.
My plain advice on choosing a channel manager
List every booking site you use today, then check each shortlisted tool connects to all of them and to your PMS. A channel manager that misses one channel still leaves you updating that site by hand, which is exactly where double bookings come from.
Ask for a trial period over a busy weekend if you can, and watch how fast updates appear on each site. If you also sell through Airbnb, my notes on marketing an Airbnb listing cover the listing side.

Frequently asked questions
What is a hotel channel manager?
A channel manager is software that keeps rooms, rates and availability in sync across booking sites such as Booking.com, Airbnb and Expedia, plus your own website.
Do small B&Bs need a channel manager?
If you list on more than one booking site, a channel manager saves time and helps prevent double bookings, even for a handful of rooms.
Is a channel manager the same as a PMS?
No. A PMS runs the property day to day, while a channel manager handles distribution. Some products include both.
Can a channel manager stop double bookings?
It greatly reduces the risk by updating availability on every connected site when a room is booked.
Do channel managers work for holiday lets?
Yes. Some are built for vacation rentals and connect to Airbnb, Vrbo and Booking.com.
Is there a free channel manager?
Some suppliers offer free trials. The free plan column above shows what each vendor's site says.
