PropStream alternatives fall into four groups: property data and owner-lead platforms, investor CRMs that work the leads, commercial property data, and seller-lead tools for agents. Which one replaces it for you depends on what you used it for, and most investors only need one group. Ten options follow in no particular order.
People usually start looking for a PropStream alternative for one of three reasons: they want different data, they want the follow-up built in, or they work a different kind of property. Each reason points to a different kind of tool, so it's worth naming yours before you trial anything.
The ten tools below are listed alphabetically and in no particular order, with descriptions taken from each vendor's own website, read as of Oct 2026. PropStream itself isn't an entry; this is about what you'd weigh up next to it.

Best for: Investors who want to look up any property, find its owner or ask for a list in plain language, then export it or send it on by API.
Lead Sherpa
Best for: Wholesalers who already have leads and want them skip traced, including owners behind LLCs and trusts, before starting text conversations.

Best for: Agents rather than investors who want AI-predicted home seller leads delivered to their inbox, so they reach likely sellers before they list.

REsimpli
Best for: Small investing teams who want list building, skip tracing, a dialer, drip follow-up, e-sign and accounting inside one CRM.
Data, follow-up, commercial or agent leads: what you're replacing
The vendor pages show four quite different products. DealMachine says Look up any property, find any owner, BatchLeads offers free skip tracing and one-click lead lists, and PropertyRadar's title is Find Motivated Property Owners. BatchData is Real Estate Data, APIs, and AI Solutions, aimed at teams that want the data inside their own systems.
Want AI doing the heavy lifting in your marketing?
I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.
Lead Sherpa pitches TCPA-compliant text messaging alongside skip tracing, and REI BlackBook is a Real Estate Investor CRM, so both are about working leads you've already got. Reonomy covers Commercial Real Estate Data and Property Owner Lookup, a different market altogether, and Offrs sells Home Seller Leads to agents rather than investors.
So the split is simple once you see it: data and owner lists, a CRM that works the leads, commercial property data, or leads aimed at agents. Swapping one data platform for another only makes sense if data was the problem.
Match the replacement to how you used the data
- You pulled lists and mailed them. Look at the data and owner-lead platforms first, and compare which filters and list types each one offers in your counties.
- You pulled lists, then lost track of follow-up. A CRM that stacks lists and handles calls, texts and mail may be the real fix; REsimpli is one example, bundling list stacking, skip tracing and a dialer.
- You build your own tools. An API-first data provider lets you pull property and contact data straight into your own software or spreadsheet.
- You work commercial property. Residential data tools rarely go deep on office, retail or industrial owners, so use a commercial data service.
- You're an agent, not an investor. Seller-lead tools aimed at agents, such as Remine with its buy and sell scores, fit listing work better than investor tools.
Before you move your lists
- Export your saved lists, notes and tags from your current tool before you cancel.
- Run the same county and filters in two alternatives and compare how many owners and contacts each returns.
- Check what each plan includes for skip tracing and exports, and what counts against a limit.
- Make sure the new tool connects with your CRM, dialer or direct mail service.
- Read each vendor's own compliance pages before you call or text anyone.

My plain advice on replacing PropStream
Name the job before you pick the tool. If you mostly pulled lists, test two data platforms side by side in the same county and keep the one whose lists you can act on. If your real problem was follow-up, a CRM with list stacking and skip tracing built in may replace your data tool and your spreadsheet at once. If you're working commercial property, or you're an agent chasing listings, skip the investor tools and go straight to data built for that work. And whichever you choose, export everything from your old account first.

Frequently asked questions
What is the closest alternative to PropStream?
It depends on what you used it for. For owner lists and property data, look at the data platforms; for working leads, an investor CRM; for commercial property, a commercial data service.
Is there a PropStream alternative with skip tracing included?
Several investor platforms and CRMs say on their own pages that skip tracing is built in. Check what's included and any limits before you sign up.
Can I use a CRM instead of a property data tool?
Some investor CRMs include list building and skip tracing, so they can replace a data tool for smaller operations. Larger teams often keep both.
What should commercial investors use instead?
A commercial property data service that tracks owners, transactions and the people behind LLCs. Residential investor tools usually focus on houses.
Do agents use the same tools as investors?
Some, but agents usually want predicted seller leads and listing prospects, so there are data tools built for agents and lenders.
How do I switch without losing my lists?
Export your saved lists, notes and tags as CSV files before you cancel, then import them into the new tool and check a few records by hand.
