Property Allowance: HMRC's 1,000 Pounds Rule for Driveways

The property allowance lets you earn up to 1,000 pounds a tax year from land or property without paying tax on it, such as renting out a driveway, parking space or storage area. Under 1,000 pounds you usually don't need to tell HMRC; above it you can deduct 1,000 pounds or your real costs, but not both.

This is one of the quieter UK tax rules, and it's handy for anyone earning a little from space they don't use. It sits alongside the trading allowance, which means a side hustle and a rented driveway each get their own 1,000 pounds. Here's how HMRC sets it out.

The property allowance at a glance

What it covers

HMRC's Tax Confident guidance gives the everyday examples: a parking space, a driveway or a storage area you rent out. It also covers other property you own and let. If you own a property jointly, each owner gets their own 1,000 pound allowance against their share of the gross rent.

Property allowance vs Rent a Room

This is where people mix things up. Renting a furnished room in your own home falls under a different, more generous rule: the Rent a Room Scheme, which lets you earn up to 7,500 pounds a year tax-free (3,750 pounds if you share the income). You can't use the property allowance on that same income. But you can use Rent a Room for the room in your home and the property allowance for something else, like a driveway.

Allowance or expenses: a worked example

Say you rent out your driveway and receive 1,400 pounds in a tax year, and your costs come to 400 pounds. With the allowance, you take 1,000 pounds off and are taxed on 400 pounds. With expenses, you take 400 pounds off and are taxed on 1,000 pounds. The allowance wins here. If your costs had been more than 1,000 pounds, claiming them would win instead. These figures are my illustration, not HMRC's.

One rule to know: HMRC says you can't use the allowance to create a loss, so you can't deduct more than your income. If your costs are bigger than your income and you want to record a loss, claim expenses.

When you can't use it

  • Income from letting a room in your own home under the Rent a Room Scheme
  • If you claim the tax reducer for finance costs such as residential mortgage interest
  • Income from a company you or someone connected to you controls
  • Income from a partnership you or someone connected is in
  • Income from your employer, or your spouse's or civil partner's employer

There's also a two-business catch: if you have two property businesses and claim the allowance in one, HMRC says you may not claim actual expenses in the other.

How to use it

  1. Add up your gross property income for the tax year (6 April to 5 April).
  2. If it's 1,000 pounds or less and no exceptions apply, keep your records and you're done.
  3. If it's more, total your allowable costs.
  4. Pick the bigger of 1,000 pounds or your costs, then report it the way HMRC asks for your income level.

Records to keep

Even under the limit, HMRC expects you to keep a record of the income. For a driveway or parking space that's simple: the booking app's statements, or a note of who paid what and when. If you're over the limit and claiming expenses, keep receipts for anything you spent to make the space usable, such as signs, a lock or cleaning. And if you share ownership with a partner, note each person's share, because each of you claims the allowance against your own part.

It's worth doing a quick check each April. Space-rental apps make it easy to earn a bit more than you planned, and crossing 1,000 pounds changes what you need to do.

My verdict

If you're earning a little from a driveway, a garage or a storage space, the property allowance can make that money tax-free with almost no admin. Just keep it separate in your head from Rent a Room and from your trading allowance. Frequently asked questions

What is the property allowance?

A tax exemption of up to 1,000 pounds a year for individuals with income from land or property, such as renting out a driveway, parking space or storage area.

Can I use the property allowance and the trading allowance together?

Yes, on different income. HMRC gives you a separate 1,000 pounds allowance for property income and for trading income.

Can I use the property allowance for a lodger?

Not on income from a furnished room in your own home under the Rent a Room Scheme, which has its own 7,500 pounds limit.

What's the difference between the property allowance and Rent a Room?

Rent a Room covers furnished rooms in your own home, up to 7,500 pounds a year tax-free. The property allowance covers other land or property, such as a driveway, up to 1,000 pounds.

Can the property allowance create a loss?

No. HMRC says you can't deduct more than your income. To record a loss, claim actual expenses instead.

Do joint owners get one allowance or two?

Each owner gets their own 1,000 pounds allowance against their share of the gross rental income.

Do I need to tell HMRC about 1,000 pounds of rental income?

If gross property income is 1,000 pounds or less and no exception applies, HMRC says you don't need to tell it. Between 1,000 and 2,500 pounds, contact HMRC; above 2,500 pounds, register for Self Assessment.
