Surveying software is the desktop, field and cloud software a land surveyor uses to turn field observations into drawings, volumes, sections and maps. Most of the job is finished in the office after the fieldwork, so start with computation and drafting, then add photogrammetry or GIS. Ten tools follow in no particular order.
Fieldwork gets the attention, but a survey isn't finished until the office work is done: drafting the plan, adjusting the observations, working out cut and fill, checking the coordinate system and producing a deliverable the client can open. That's the side of surveying this list leans towards.
The ten tools below are listed alphabetically and in no particular order, and every description comes from each vendor's own website, read as of Oct 2026. If drones do most of your capture, my guide to drone mapping software covers that side in more depth. This one starts at the desk.
Surveying software at a glance: office, image and field tools
I checked the free plan column on each vendor's own website, as of Oct 2026. Yes means the page names a free plan, a free version or an open source edition. Trial only means the page names a time-limited free trial. Not stated means the page I read named neither, so check the vendor's own site before you sign up.

Ten surveying tools, from survey CAD to GIS
3Dsurvey
Best for: Land surveyors who want photogrammetry, an integrated CAD engine, contour lines and volume calculation in one desktop package.
Agisoft Metashape
Best for: Processing photos into 3D spatial data for GIS work, heritage records and indirect measurement of objects at many scales.
BricsCAD
Best for: Teams who want a DWG-based CAD platform, where the Ultimate bundle joins mechanical, building and surveying tools.
Civil Site Design
Best for: Engineers on Civil 3D or BricsCAD who want road, subdivision, grading, drainage and sewer design with AI-guided automation.
Emlid Flow
Best for: Crews using Emlid receivers who want data collection, stakeout and cloud-synced projects shared between field and office.
eSurvey CAD
Best for: Cut and fill reports, longitudinal and cross sections from CSV files, and contour maps prepared online with Excel reports.
Global Mapper
Best for: Preparing lidar, terrain and imagery in the office, checking coordinate systems, then sending offline-ready maps to field teams.
MicroSurvey
Best for: Dedicated land surveying CAD, with FieldGenius for data collection and STAR*NET adjustment software from the same developer.
Pix4D
Best for: Mapping from drone and ground images, plus terrestrial scanning with RTK and LiDAR through its mobile capture app.
Spectra Geospatial
Best for: Conventional survey teams buying GNSS receivers, total stations and data collectors who want office software from the same brand.
Three jobs hiding behind one search
Here's what I noticed when I read every vendor page side by side. The tools sort into three different jobs, and most people searching for surveying software only need one or two of them.
Want AI doing the heavy lifting in your marketing?
I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.
- Office computation and drawing. Survey CAD, earthwork calculations, sections and adjustment. MicroSurvey's own page calls the company one of the top developers of dedicated land surveying CAD software in the world, and it sells adjustment software alongside its CAD.
- Photogrammetry. Software that turns photos from a drone or a phone into point clouds, orthophotos, meshes and 3D models.
- Field and GIS. Apps that collect and stake out points, and GIS tools that prepare maps in the office for crews to use offline.
Get the office layer right first. A beautiful point cloud doesn't help anyone if nobody can turn it into the drawing, volume report or set of sections the client asked for.
Where drones and photogrammetry fit in
Three tools on this list are photogrammetry packages. They're brilliant for terrain, volumes and site records, but they sit alongside survey CAD rather than replacing it. 3Dsurvey is a good example of how close the two worlds are getting: its page lists an integrated CAD engine, volume calculation, profile lines, cross sections and contour lines.

What to check before you buy survey office software
- Does it read your data and your client's formats? Several vendors here build around DWG files, CSV imports or add-ons for existing civil design software.
- Does it handle adjustment and coordinate work, not just drafting? Coordinate conversions and system checks catch errors before they reach a drawing.
- Does it produce the deliverable your client expects, such as cut and fill reports, longitudinal sections, contours or an Excel quantity report?
- How does data move between field and office? Cloud sync and offline-ready maps save a lot of re-keying.
- Who supports it locally? Several survey brands here sell through dealers, so ask who'll answer the phone when a job is due.
Do you make surveying software? Tool makers can ask to be considered for a featured place on this list.
My plain advice on picking surveying software
Start with the office, because that's where the deliverable gets made. Pick the CAD or computation tool that reads your data and outputs what your clients ask for, then add photogrammetry or GIS only when a job needs it. Ask for a trial or a demo using one of your own past jobs, not the vendor's sample data.
And if surveys feed into estimating and tendering in your business, my roundup of construction bidding software picks up where the survey ends.

Frequently asked questions
What is surveying software?
It's the software surveyors use to collect field data, adjust observations, draft plans, calculate volumes and produce maps or drawings. Most packages focus on one part of that job, such as CAD, photogrammetry or GIS.
What software do land surveyors use in the office?
Usually a survey CAD package for drafting and calculations, adjustment software for the observations, and often a GIS tool for mapping and coordinate work. Some add photogrammetry for drone or image data.
Is there free surveying software?
None of the vendor pages here named a free plan when I read them. One names a 30-day trial and several invite you to try before you buy, so check the free plan column and each vendor's own site.
Do I need photogrammetry software for surveying?
Only if you capture with drones or images. Photogrammetry turns photos into point clouds, orthophotos and 3D models, but you'll still need CAD or GIS to turn that into a finished deliverable.
Does surveying software work with AutoCAD files?
Several tools here are DWG-based or add survey and civil design tools to existing CAD platforms, so check file support with the vendor before you switch.
