Self Storage Management Software: 8 Systems Compared

Self storage management software is where your units, tenants and rent payments live, so choosing one is a long commitment. If you own one or a few facilities, compare how it runs, how tenants rent and who's behind it. Here are eight in no particular order; three familiar names come from one company.

This is a comparison for owner-operators, so let's put the options next to each other straight away and talk about what the table can't tell you afterwards. All eight are named by what they say they do, in alphabetical order and in no particular order of merit.

Eight storage systems side by side

Older roots, cloud or newer platform

The labels in that table hide a bigger difference: when the product was designed and how you'd use it day to day. Vendors won't put it this way, but you'll see three broad styles.

  • Software with desktop roots. One of the Storable products lists a Web Edition for named versions of Windows, which tells you to ask what runs on your office computer and what runs online. It matters the first time you want to check something from home.
  • Cloud-based management. Self Storage Manager describes itself this way, for single and multi-facility operators. You log in from anywhere, so ask what your counter and gate do if your connection drops.
  • Newer platforms. Stora leads with automation and add-on apps, and Storeganise with a customer portal for online booking. Ask how many customers they've moved from an older system, because you won't be starting from an empty database.

Two more don't sit neatly in any of those. Syrasoft sells websites and tenant protection and insurance alongside its software, so you'd have one supplier for several things. Storage Commander talks up AI data analytics in one of its products. In both cases, ask for a demo on a site the size of yours and see what you'd really use each week.

Why three of these aren't three suppliers

SiteLink, storEDGE and Easy Storage Solutions all carry the Storable name on their own sites. If those three make up your shortlist, you aren't comparing three suppliers. You're comparing three products from one owner, and playing them off against each other isn't what it looks like.

There's nothing wrong with a big company behind your software, and you may well like the support that comes with one. It should change your questions, though:

  • Which of your products would you put a site my size on, and why?
  • Which one is getting the most development right now?
  • If you retired one of them, which product would I be moved to, and who'd do the moving?
  • Would my data, my website and my tenant logins all come with me?

Then ask the five other vendors who owns them too. Independent today doesn't mean independent when your contract comes up, and you'll be living with the answer for a long time.

The eight systems, A to Z

Easy Storage Solutions

Best for: Owners after simple software that automates workflows, from a product carrying the Storable name.

Self Storage Manager

Best for: Single and multi-facility operators wanting cloud software, with online rental, call tracker, work orders, e-signature and IVR payment modules on its product menu.

SiteLink

Best for: Flexible management software from Storable, for those wanting the Web Edition for Windows 10 and 11 that the vendor describes.

Stora

Best for: Businesses wanting admin automation and add-on apps, with region pages for the US, Australia, Canada, Europe and the UK among others.

Storage Commander

Best for: Facilities curious about AI-powered data analytics, which the vendor says is available as Ask JOEL in its SC Navigator product.

storEDGE

Best for: Operators wanting automations and workflows on a platform the vendor calls AI-powered and says is built to improve occupancy and grow revenue.

Storeganise

Best for: Valet and self-storage businesses of all sizes, with a customer portal for booking and managing online alongside a management portal.

I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.

Syrasoft

Best for: Those who'd like storage websites or tenant protection and insurance from one supplier, or who run manufactured housing parks as well.

My advice for a one-site owner

Get two things sorted before you think about features. First, know who owns the product and whether it's likely to stay around. Second, watch a tenant's journey from first click to gate code, because that's the part software can take off your plate. If a vendor can't show you that end to end, on hardware like yours, keep looking. And don't let a bigger company's reputation or a newer company's design make the decision for you.

If your site also sells boxes and padlocks, inventory software may help where your storage system stops. If you've got rental homes or flats as well, property management software is a separate category built around leases and repairs, and it isn't a stand-in for a storage system.

Before you move: what to check

Moving a live site is where this choice gets real, so run through this list with any new supplier:

  • Take a full export from your current system and open it. Check that tenant details, balances and unit history are all there.
  • Ask who moves your data, and whether you'll see a test copy before the switch.
  • List what's connected today: gates and keypads, card readers, your website, your accounts package.
  • Choose a quiet week, not your busiest rental period.
  • Check who's got which login at the end of the move, and remove the ones nobody needs.

Then look at your late-payment steps. Lien rules aren't something to assume a system has set up correctly, and they vary from place to place. Iowa Code chapter 578A lets an operator enforce a lien after an occupant's been in default for at least thirty days, for example, while Missouri's section 415.415 says more than forty-five. I'm not giving legal advice, so check your own area's rules with a local adviser, then ask each vendor whether you can set your own timings and notices.

Frequently asked questions

What does self storage management software do?

It tracks your units, tenants, payments and records in one place. Depending on the product, it may also handle online rental, e-signature, work orders and automated admin.

Are the big self storage software brands separate companies?

Not always. Three products on this list carry the Storable name on their own sites, so treat them as one owner and ask which one would suit your site, and what its future looks like.

Do I need cloud software for one storage site?

You don't have to have it, but it's handy to check things from anywhere without looking after an office computer. Ask what still works at your counter and gate if your connection drops.

Can tenants rent a unit online?

Several systems here mention online rental or customer booking. Ask to see the whole journey on your own site set-up, from first click to gate code, as that matters more than the feature name.

Can general property management software run a storage facility?

It isn't built for it. Property tools focus on leases and repairs, whereas a storage site needs unit maps, access control and rental flows, so look at a specialist system.
