The best loan origination software depends on what you lend: mortgage lenders need an LOS built around residential loans, banks and credit unions need consumer and account opening tools, and alternative lenders need origination and servicing together. Ten options follow in no particular order.
A loan origination system, or LOS, carries every application from the first question to closing: documents, underwriting, conditions and disclosures. When it works, borrowers barely notice it. When it doesn't, everyone does.
The ten systems below are listed alphabetically and in no particular order. Each description comes from the vendor's own site, read this week. If you work alongside lead sites, my look at how LendingTree works explains where some borrowers come from.
Loan origination software at a glance
In the free plan column, Yes means the tool's own site names a free plan, a free version or an open source edition. Trial only means a time-limited trial. Not stated means the pages I read named neither, even where there's a button inviting you to try it.

The three-day disclosure clock
Here's the rule that shapes mortgage workflows. The Consumer Financial Protection Bureau's Regulation Z, section 1026.19, says that for the mortgage loans it covers, the creditor must deliver early disclosures within three business days after receiving the consumer's written application.
That clock starts the moment an application lands. Check that any LOS tracks it automatically and flags files at risk, rather than leaving it to a spreadsheet or someone's memory.

Mortgage LOS, consumer lending platform or alternative lending software?
Mortgage systems are built around residential loans, investor rules and closing. Consumer lending platforms serve banks and credit unions across auto, personal and card products, often with account opening. Alternative lending software suits fintechs and specialty lenders who need origination and servicing in one place.
Pick the group that matches your products and regulators. A credit union doing auto loans and a non-bank lender doing merchant cash advances need very different workflows.
Questions for every LOS demo
- How does the system track disclosure deadlines?
- Which credit and verification services connect to it?
- How do borrowers upload documents and see their status?
- Can underwriters set conditions and clear them in the system?
- What reporting do you get on pipeline and turn times?
- How long does migration from our current system take?
Features that speed up closing
- Borrower portal. Documents and status in one place.
- Automated conditions. Clear what's missing without chasing.
- Deadline tracking. Disclosures and expiry dates flagged early.
- Integrations. Credit, income and asset verification built in.
Switching LOS without stalling the pipeline
Most lenders run old and new systems side by side for a period, moving new applications first and letting existing files close in the old system. Plan training before the switch, not during it.
LOS for smaller lenders and brokers
Smaller lenders and brokers should look for cloud systems with built-in integrations and quick set-up, rather than platforms that need a large internal team to configure.
What borrowers notice
Borrowers don't see your LOS, but they feel it. Slow document requests, repeated questions and silence between steps all come from the system behind the scenes. A clear portal with status updates and one place to upload documents makes a lender feel organised, and that's what borrowers remember when friends ask who they used.
Do you make loan origination software? Tool makers can ask to be considered for a featured place on this list.
My plain advice on choosing loan origination software
Choose for compliance and integrations first, screens second. An LOS that misses a deadline or can't connect to your verification services creates risk, however nice it looks to borrowers.
Then talk to lenders your size who use it. Ask how support responds at month end, when volumes spike. That answer tells you a lot. For keeping borrower relationships warm after closing, my guide on choosing a CRM covers the next step.
Frequently asked questions
What is loan origination software?
It's software that manages loan applications from intake through underwriting, disclosures and closing.
How quickly must mortgage disclosures go out?
Under Regulation Z section 1026.19, early disclosures must be delivered within three business days after the creditor receives the written application, for the loans the rule covers.
Is there free loan origination software?
None of the systems on this list names a free plan on the pages I read.
What's the difference between an LOS and loan servicing software?
An LOS handles the loan until it closes. Servicing software manages it afterwards, including payments and statements.
Do credit unions use the same LOS as mortgage lenders?
Some systems serve both, but many credit unions use consumer lending platforms that cover auto and personal loans too.
Can an LOS include a borrower portal?
Many do. Look for document upload, status updates and e-signatures.
