Commercial Real Estate Software (2026): 10 Tools by Job

Commercial real estate software isn't one product. It covers brokerage and deal tools, property and market data, fund and investor operations, development management and commercial property management, and the right tool depends on which of those jobs your team does. Ten options follow in no particular order, grouped by job rather than ranked.

Commercial real estate teams buy software for very different reasons. A broker chasing listings, an analyst underwriting a building, a fund manager reporting to investors and a property manager running a portfolio all call their tools CRE software, and they won't need the same one.

The ten tools below are listed alphabetically and in no particular order, and every description comes from each maker's own website, read 2 Nov 2026 (as of Nov 2026). If you manage homes or apartments rather than offices and retail, my list of property management software is the better fit.

Ten commercial real estate platforms, A to Z

Altus Group

Best for: Professionals already working in ARGUS, since its page describes ARGUS Assist as the AI capability within the ARGUS Intelligence Platform, built for CRE professionals.

Buildout

Best for: Brokerages that want CRM, marketing, data and back-office automation in one connected platform, as its own FAQ describes it.

CompStak

Best for: Teams that underwrite, value and analyse CRE and want verified lease, sale, loan and property data delivered where they already work.

Dealpath

Best for: Investment teams managing a deal pipeline and market tracking, with a new MCP connection its page says links Claude, ChatGPT or Copilot to the deal record.

Juniper Square

Best for: Real estate fund managers running fundraising, investor onboarding, fund accounting and reporting on what its page calls the same source of truth.

Lev

Best for: Deal teams after AI help with financing work, as its product menu lists lender search, matching and memo tools across source, screen, execute and close.

MRI Software

Best for: Owners and operators of commercial property who want a platform its page says helps retain tenants and optimise property operations.

Northspyre

Best for: Developers planning each line item of a project with historical data and performance benchmarks, then managing vendors and reporting in one platform.

Re-Leased

Best for: Commercial property managers who want two-way accounting integrations, from a maker with country sites for Australia, Canada, New Zealand, the UK and the US.

Reonomy

Best for: Prospectors who want to find commercial property owners and source off-market deals, even when LLCs and shell companies are in the way, per its page.

Five jobs hiding under one search term

Here's the split you might not expect: commercial real estate software is several different jobs. For brokerage, Buildout calls itself 'the AI brokerage solution for CRE'. For data, CompStak offers 'verified lease, sale, loan, and property data', delivered anywhere your team already works.

For fund operations, Juniper Square is 'the fund operating system', and its own menu lists private equity real estate beside venture capital and private credit, so it's a fund tool first, and that's worth knowing before you book a demo. For development, Northspyre is 'real estate development software'. For running buildings, Re-Leased is 'commercial property management software'.

Want AI doing the heavy lifting in your marketing?

I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.

The rest don't fit one box. Dealpath's title calls it 'Real Estate's Leading Deal Management Software', which is its own claim. Lev calls itself 'the AI platform for commercial real estate'. MRI Software lists commercial real estate beside multifamily and facilities management. And Altus Group's product menu lists Reonomy under data analytics, next to the ARGUS family, so one owner-lookup tool on this list sits inside another company's product line.

Who on your team the software serves

  • Brokers look for CRM, marketing and listing tools built around winning and closing deals.
  • Analysts and acquisitions teams look for comps, ownership records and a place to track the deal pipeline.
  • Fund managers look for investor onboarding, fund accounting and investor reporting.
  • Developers look for project planning, vendor management and lender and investor reporting.
  • Property managers look for tenant, accounting and building operations tools.

Buying for more than one of those people? You'll probably end up running two tools that talk to each other, and that's fine. If the investment side is new to you, my guide to the factors to weigh before investing in commercial buildings is a useful primer.

Six questions for a CRE software demo

  1. Which job does it do, and which does it leave to other tools?
  2. Does it connect to the accounting or CRM system you already run?
  3. Where does its data come from, and how is it verified?
  4. Can it bring in your existing deal, property or investor records?
  5. Does it cover the countries and property types you work in?
  6. Which AI features are live today, and what do they do with your data?

Do you make commercial real estate software? Tool makers can ask to be considered for a featured place on this list.

My advice for CRE teams choosing software

Name the job first, then shortlist. A brokerage, a fund and a property manager can type the same search and need completely different tools. Pick the one or two jobs that eat most of your team's week (you'll know which they are), book demos with makers from that group only, and bring a real deal, building or fund to each demo so you see how the software handles your work rather than a tidy sample.

For brokers, the software is only half of winning listings. My guide to AI tools for brokerage lead generation covers the prospecting side.

Frequently asked questions

What does commercial real estate software do?

It depends on the tool. The ten here cover brokerage and deal management, property and market data, fund and investor operations, development management and commercial property management.

Is commercial property management software the same as residential?

Not on these pages. One maker on this list describes itself as commercial property management software, and another lists commercial real estate separately from multifamily. If you manage homes or apartments, a residential list is the better place to start.

Which of these tools help find property owners?

One data tool on this list says it lets you find commercial property owners and source off-market deals, even when LLCs and shell companies are in the way.

Which tools are built for brokerages?

One describes itself as an AI brokerage solution for CRE, combining CRM, marketing, data and back-office automation. Another calls itself an AI platform for commercial real estate and lists lender search among its products.

Do any of these handle investor reporting?

Yes. The fund operating system lists fundraising, investor onboarding, fund accounting and reporting, and the development tool lists lender and investor reporting among its uses.

Do these commercial real estate tools use AI?

Several mention it. One analytics company describes an AI capability built on specialised AI agents, one deal tool offers an MCP connection for Claude, ChatGPT or Copilot, and two others put AI in their own page titles.
