An Airbnb pricing tool sets or suggests your nightly rate for each date, based on demand, seasons, local events and how your calendar is filling. They come in three kinds, as of Oct 2026: dedicated dynamic pricing engines, market-data tools with pricing added, and rental management platforms that carry pricing as one feature. Nine follow, unranked.
Set one nightly rate and leave it, and you'll undersell the weekend of a big local event and sit empty through a quiet midweek stretch. Dynamic pricing moves the rate for you. For most hosts the real choice isn't which algorithm is smartest. It's whether you want a separate pricing tool or the pricing that comes inside your management software.
The nine tools below are listed alphabetically and in no particular order. Every description comes from the tool's own website, as of Oct 2026, and nothing here promises more bookings or revenue than you'll see for yourself.

Nine tools that set or suggest nightly rates
AirDNA
Best for: Hosts and investors who already research markets with short-term rental data and want rate recommendations built on that same data, in one account.
Beyond
Best for: Property managers and hosts who want nightly pricing automated with AI-driven recommendations, an AI pricing assistant and a mobile app for changes on the go.
Hospitable
Best for: Solo hosts and growing managers who want guest messages, pricing and calendars automated together, with the option to plug in a separate pricing engine.
Hostaway
Best for: Managers already on its dashboard who want rates updated daily, with manual overrides for chosen dates and minimum and maximum limits.
Lodgify
Best for: Independent hosts who want a booking website, channel manager and dynamic pricing in one place, in the plans the page names.
PriceLabs
Best for: Hosts, property managers and hotels who want recommendations from hyper local market data, full control over final prices and bulk updates.
Rategenie
Best for: Owners who like rules: rates updated daily across channels, with discounts and hikes for last-minute bookings, local events or set days of the week.
Uplisting
Best for: Operators listing on several booking sites who want smart rates that allow for each platform's commission, so they earn the same across channels.
Wheelhouse
Best for: Portfolio managers who want to mix rule-based and data-driven pricing, group listings into sets and build reports across short and mid-term rentals.
Pricing engine, market data or a platform that includes it?
The tools on this list fall into three groups, and the group matters more than any single feature. Dedicated pricing engines do one job: they watch your market and move your nightly rate, often every day. Beyond and Rategenie are built this way, and so are two more engines on the list. They plug into the booking sites and management software you already run.
Market-data tools started as research and added pricing. AirDNA's page calls its pricing product the first dynamic pricing tool trained on the data you already trust, which makes sense for hosts and investors who already use its market research to decide where to buy.
Then there are rental management platforms that carry pricing as one feature among messaging, calendars and channel syncing. Lodgify's page says its dynamic pricing is included in the Professional and Ultimate plans, so check which plan you're on before you count on it. And Hospitable's page says it integrates with PriceLabs, Wheelhouse and hundreds more, which means you don't have to choose: you can run a management platform and a dedicated engine side by side.

What a dynamic pricing tool looks at
- Demand and seasons. Busy months, quiet weeks and the day of the week all move the rate.
- Local events. Concerts, conferences and festivals push demand up, and some tools say they detect events for you.
- Lead time. How far ahead a guest books changes what a night is worth, so last-minute gaps can be discounted.
- Your property. Bedrooms, beds, amenities and location decide which listings yours is compared with.
- Your own history. Past bookings and how fast your calendar is filling feed into the suggestion.
- Minimum stays. Some tools suggest minimum-night rules as well as rates, which helps fill short gaps between bookings.
A suggestion you can override, not an autopilot
Hostaway's own page puts it honestly: pricing isn't a perfect science. Every tool here gives you a suggestion or an automatic rate, and you stay in charge of the final number. Most let you set a minimum and maximum, override chosen dates and switch the automation off. Use those controls. You know things the algorithm doesn't, like the building work next door or the regular guest who books every spring.
If you're new to dynamic pricing, start with a floor you'd be happy to accept and a ceiling that won't scare guests off, then watch the suggestions for a few weeks before you let the tool change rates on its own.
Rates across Airbnb and the other booking sites
If you list on more than one site, each one takes a different cut. Uplisting's page says its smart rates adjust for platform commissions, so you earn the same amount whichever channel the booking comes through. Other tools push your rate to every connected channel each day. Check which approach your tool takes before you add a new site, because the same nightly rate can leave you with different takings on each one.
Setting up dynamic pricing on your first listing
- Write down the lowest nightly rate you'd accept and the highest you think a guest would book at.
- Connect one listing first, not your whole portfolio.
- Pick your goal: more booked nights, a higher rate per night, or a balance of both.
- Add the local events, holidays and seasons you already know about.
- Let the tool suggest rates for a few weeks and compare them with what you'd have set yourself.
- Switch on automatic updates once you trust the suggestions, and keep checking them every week.

My plain advice for hosts choosing a tool
If you run one or two listings and already use a management platform with pricing built in, try that first. It's the simplest setup and there's one less login. If you manage a bigger portfolio or want more control over rules, a dedicated pricing engine connected to your platform gives you more to work with. Either way, set your floor and ceiling before you switch on automation, and treat every suggestion as a starting point you can overrule.

Frequently asked questions
What is Airbnb dynamic pricing?
It's a way of setting a different nightly rate for each date, based on demand, seasons, local events and how your calendar is filling, instead of one fixed rate all year.
Do I need a separate pricing tool if my management software has one?
Not always. Some management platforms include dynamic pricing in certain plans, and some connect to dedicated pricing engines. A separate engine usually gives you more rules and more market detail.
Can I override the rates a pricing tool suggests?
Yes. The tools on this list let you set limits or change rates for chosen dates. A suggested rate is a starting point, and you stay in charge of the final number.
How often do dynamic pricing tools change the nightly rate?
Several tools on this list say they update rates daily. You can usually switch automatic updates on or off for each listing.
Will a pricing tool guarantee more bookings?
No tool can promise that. Pricing tools suggest rates from market data, but bookings also depend on your photos, reviews, location and listing.
Do pricing tools work with Vrbo and Booking.com too?
Many do. Several tools on this list say they sync rates across Airbnb, Booking.com, Vrbo and other channels, so check each tool's own site for the channels you use.
