An AI floor plan generator creates a layout from a prompt, a sketch or an existing drawing, then lets you edit rooms, walls and sizes before you export it. Some suit homeowners planning a renovation, others suit agents, architects and developers testing whole buildings. Ten options follow, in no particular order.
Drawing a floor plan by hand is slow, and redrawing it every time you move a wall is slower. That's why so many people now start with a generated layout and spend their time changing it rather than drawing it.
The tools in this space split into a few camps. Some generate homes from a description, some convert an old drawing into something you can edit, and some test whole residential or office schemes for architects and property teams. The ten below are listed alphabetically and in no particular order, and each description comes from the tool's own website, read this week. If you'd rather design a single room first, my guide on where to design rooms with AI for free covers that step.
AI floor plan generators side by side
I checked the free plan column on each tool's own website, as of Oct 2026. Yes means the site names the tool, an account or a plan or version of it as free. Trial only means a time-limited trial or a small free allowance. Not stated means the pages I read named neither, even where there's a button inviting you to start, so check the tool's own page before you sign up.

Ten AI floor plan generators to try
Archiplain
Best for: Homeowners and builders drawing precise 2D floor plans and elevations in a free online app, before moving on to anything heavier.
Architechtures
Best for: Architects and developers testing residential schemes, where the AI returns layouts that fit the criteria you enter, then exports a starting BIM model.
Finch
Best for: Practices that want to apply their own design systems to new projects and test thousands of options with live area data.
Floor-plan.ai
Best for: Generating a floor plan from a prompt, then editing it on a drawing canvas and turning it into a 3D view.
GetFloorPlan
Best for: Estate agents and developers who upload a 2D layout and want 3D renders and virtual tours back for property listings.
Ideal House
Best for: Homeowners planning a renovation who want an AI copilot that suggests room layouts, then lets them try styles and finishes.
Maket
Best for: People with no design background who want to describe a home, generate residential layouts and keep refining them on one canvas.
qbiq
Best for: Landlords, brokers and tenants comparing automated office layouts across several floors, with renders and CAD models produced from the plans.
RoomSketcher
Best for: Uploading a computer-drawn floor plan as an image or PDF and getting a digital version back to furnish and measure.
Snaptrude
Best for: Architecture firms that want site analysis, programming, massing and BIM in one connected model, starting from an uploaded brief.
Which floor plan tool matches your project
- Designing a new home layout from a description: Maket.
- Turning an old drawing into an editable plan: RoomSketcher.
- Listing visuals and 3D tours from a 2D plan: GetFloorPlan.
- Office test fits across several floors: qbiq.
- Architects going from brief to BIM: Snaptrude.
Check the widths a generated plan gives you
The U.S. Access Board guide to accessible routes says the minimum 36 inch continuous clear width of a route can reduce to 32 inches at points such as doorways, for a maximum distance of 24 inches. It also asks for more room at turns around narrow obstructions.
A generated plan can look tidy on screen and still squeeze a hallway or a doorway below what a wheelchair user, a buggy or a removal crew needs. Measure the corridors and door openings on any AI layout before you share it with a builder, and treat the tool's numbers as a starting point to check.
Want AI doing the heavy lifting in your marketing?
I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.
What to give the generator before you press go
- The overall size of the plot or the footprint you're working with.
- How many bedrooms, bathrooms and living spaces you need.
- Which rooms must sit next to each other, such as kitchen and dining.
- Any fixed points: stairs, entrances, windows or a wall you can't move.
- The format you'll need at the end, from a PDF to a CAD or BIM file.
Home layouts, conversions and building schemes
Home layout generators start from your description and produce rooms you can drag, resize and furnish. They're the quickest way to compare a few layouts for an extension or a new build before you speak to a designer.
Conversion tools start from a drawing you already have, often a scan or a PDF from an estate agent, and turn it into a plan you can edit. Building scheme tools are for architects and developers, testing density, unit mix and floor areas across a whole site. Pick the camp first and the shortlist gets much shorter.
Anyone building a stack may also want the house plan software comparison.
Floor plan mistakes that cause trouble later
- Trusting every measurement. Check key dimensions against the real space.
- Forgetting wall thickness. Room sizes shrink once walls are drawn to scale.
- Ignoring doors and swings. A door that opens into a bed is a daily annoyance.
- Skipping local rules. Planning and building rules still apply to AI layouts.
Tool lists work best when you compare a few, and the closet design software comparison adds another.
Signs a generated layout is worth keeping
- Every room has a clear way in and out.
- Hallways and doors meet the widths you checked.
- Wet rooms sit near each other to keep plumbing simple.
- Natural light reaches the rooms you use most.

My plain advice on AI floor plan generators
Use an AI floor plan generator to explore options quickly, then hand the layout you like to a designer, architect or builder who can check it against the real site. The tool saves hours of drawing, but the measurements, the structure and the local rules still need a human who knows them.
Try two or three layouts for the same brief and compare how each one feels to walk through. If you're also choosing furniture and finishes, my guide to making a small living room feel bigger is a useful next read.

Treat them as a starting point and have a designer or builder check dimensions, structure and local rules first.
Do architects use AI floor plan tools?
Many architecture firms use generative design and BIM tools to test schemes faster, then refine the results themselves.
What file formats can I export?
It depends on the tool, from images and PDFs for homeowners to CAD and BIM models for professionals.
