The best AI home design tools do one of three jobs: generate floor plans from a brief, turn a sketch or 3D model into a realistic render, or redesign a photo of your house so you can see a new look. A few full design platforms do all three. Eleven tools follow, and the right one depends on whether you're planning a layout or picturing a finish.
AI has made it far quicker to picture a new home, an extension or a fresh exterior. What it hasn't changed is that a pretty image and a buildable plan are two different things.
The eleven tools below are listed alphabetically and in no particular order, and every description comes from the company's own website, read this week. If you're starting from scratch, my guide to drawing a floor plan with AI walks through the first steps.
AI home design tools side by side
I checked the free plan column on each tool's own website, as of Oct 2026. Yes means the site names a free plan, a free version, a free account or an open source version. Trial only means a time-limited trial. Not stated means the pages I read named neither, even where there's a button inviting you to start for free, so check the provider's page before you sign up.

A render isn't permission to build
The Planning Portal's home improvement guidance covers how building regulations may apply to the changes you make, alongside planning permission and retrospective consents.
Want AI doing the heavy lifting in your marketing?
I build the systems that handle the boring 80 percent, so you get your week back. Done properly, with the human kept in.
That's the part AI can't answer for you. Treat an AI layout as a starting point for a conversation with a designer, a builder or your council, never as proof that an extension or knock-through is allowed.
Plans, renders or photo makeovers?
Plan generators are useful when you're working out how rooms fit together. They're strongest early, before you've committed to a layout.
Render and photo tools are about how a space will look. They're brilliant for choosing finishes and showing ideas to family or clients, but they won't check structure, drainage or light.
Most people end up using two tools: one to get the layout right and another to picture the finished rooms. That's normal, and it's usually quicker than forcing one tool to do both jobs.
What to check before you start
- Do I need a floor plan, a render or both?
- Can I export plans to share with an architect?
- Does it work from my own measurements?
- Can I upload a photo of my actual house?
- Who owns the images and plans I create?
- Is there a free tier to test my project?
Signs AI design will save you time
- You can't picture the layout. Try a plan generator.
- Family can't agree on a look. Show them renders.
- You've got a 3D model already. Render it in minutes.
- You're about to meet a designer. Bring your best ideas as images.

My plain advice on AI home design
Use AI to explore lots of ideas quickly, then narrow down to two or three you love. Take those to a professional with your real measurements, and let them tell you what's possible.
Keep everything you generate in one folder with notes on what you liked, because it makes the first meeting with a designer far more useful. If you're redecorating rather than rebuilding, my guide to designing rooms with AI covers room-by-room tools.
Frequently asked questions
Can AI design a house plan?
AI tools can generate floor plans from a brief and help you explore layouts, but a qualified professional should check any plan before you build.
Do I need planning permission for an AI design?
The tool doesn't change the rules. The Planning Portal's guidance covers planning permission and building regulations for home improvements.
Can I redesign my house from a photo?
Yes. Some AI tools redesign exteriors and interiors from an uploaded photo so you can compare styles.
Are AI home design tools free?
Some are free to start or offer a free plan. Check each provider's page for current limits.
Can I share AI plans with an architect?
Many tools let you export plans or images. Check the export options before you invest time in a design.
What's the difference between a floor plan tool and a render tool?
A floor plan tool works out the layout of rooms, while a render tool shows how a finished space might look.
